Charlotte, the largest city in the U.S. state of North Carolina, is the site of 62 completed high-rises over 200 feet (61 m), 8 of which stand taller than 500 feet (152 m).[1][2][3][4] The tallest building in the city is the Bank of America Corporate Center, which rises 871 feet (265 m) in Uptown Charlotte and was completed in 1992. It also stands as the tallest building in North Carolina and the 54th-tallest building in the United States.[5][6] The second-tallest skyscraper in the city is 550 South Tryon, which rises 786 feet (240 m) and was completed in 2010.[7] The Truist Center, completed in 2002 and rising 659 feet (201 m), is the 3rd tallest building in Charlotte.[8] 9 of the 10 tallest buildings in North Carolina are located in Charlotte.[9]
The history of skyscrapers in the city began with the construction of the Independence Building in 1909. This building, rising 186 feet (57 m) and 14 floors,[10] is often regarded as the first skyscraper in Charlotte;[11] despite having been added to the Registered Historic Place in 1978, it was demolished in 1981 to allow for the construction of One Independence Center.[10] Charlotte's first building standing more than 492 feet (150 m) tall was the One South at The Plaza, completed in 1974.[12] The project Queensbridge Collective which is composed of 2 buildings which will be the first buildings outside of Uptown to rise above 492 feet (150 m).[13][5][7][8][14][15][16][17] The residential tower broke ground May 24, 2023 and it is expected to deliver at the end of 2025.[18] The office tower is expected to break ground at earliest in 2026 after the residential tower is complete. The exact date will depend upon market conditions for office buildings.[19][20] There are currently[update] nine buildings under construction that are planned to rise at least 200 feet (61 m) or at least 15 floors.[21][22][23][24][25][26] Overall, the Council on Tall Buildings and Urban Habitat ranks Charlotte's skyline (based on existing and under construction buildings over 492 feet (150 m) tall) 4th in the Southeastern United States (after Miami, Atlanta and Sunny Isles Beach), 6th in the Southern United States (after Miami, Houston, Dallas, Atlanta and Sunny Isles Beach), and 19th in the United States.[27][a]

As of January 2025[update], there are 65 high-rises in Charlotte that stand at least 200 feet (61 m) tall, based on standard height measurement. This height includes spires and architectural details but does not include antenna masts.[b][1][2][3]
550 South Tryon is the 851st-tallest in the world, the 97th-tallest in the United States, and the 2nd-tallest in North Carolina. It is the tallest building constructed in Charlotte in the 2010s.[7][48] With 1,370,214 square feet (127,297.0 m2) of space it is the largest office building in Charlotte by leasable square feet.[47]
Truist Center is the 3rd-tallest in North Carolina. It has 970,002 square feet (90,116.1 m2) of space, which makes it the 5th largest office building in Charlotte by leasable square feet.[47] As of October 2024 it an occupancy of 93%.[49]
Bank of America Tower is the 4th-tallest in North Carolina. The building has 841,164 square feet (78,146.7 m2) of space, it is the 8th largest office building in Charlotte by leasable square feet.[47] As of October 2024 it had an occupancy of 97%.[49]

One Wells Fargo Center is the 6th-tallest in North Carolina. It has 994,033 square feet (92,348.7 m2) of space, which makes it the 4th largest office building in Charlotte by leasable square feet.[47] As of October 2024 it had an occupancy of 44%.[49]
One South at The Plaza is the 9th-tallest in North Carolina.[12][53] The building has 891,136 square feet (82,789.2 m2) of space, it is the 7th largest office building in Charlotte by leasable square feet.[47] As of October 2024 the building was 52% occupied.[49]
1 Bank of America Center is the 10th-tallest in North Carolina.[54] With 746,152 square feet (69,319.8 m2) of space it is the 9th largest office building in Charlotte by leasable square feet.[47] As of October 2024 it was 100% occupied.[49]
11th-tallest in North Carolina.[55][56] With 638,000 square feet (59,300 m2) of space it is the 14th largest office building in Charlotte by leasable square feet.[47] It is anchored by Barings who occupies 200,000 square feet (19,000 m2).[57] As of October 2024 it had an occupancy of 97%.[49]

It is the 21th-tallest in North Carolina.[69] The building entered foreclosure in November 2024 after defaulting on the $9.5 million loan.[70] As of October 2024 the building was 38% occupied.[49] It is the 16th largest office building in Charlotte by leasable square feet.[47]
23rd-tallest in North Carolina.[71] As of October 2024 it had an occupancy of 84%.[49] It is the 19th largest office building in Charlotte by leasable square feet.[47]
25th-tallest in North Carolina.[72][73] In November 2024 the building was listed for sale, with 60% occupancy. Also, the building is in special loan negotiations with the lender.[74] As of October 2024 the building was 41% occupied.[49]
549 apartment units with 19,000 square feet (1,800 m2) of retail.[76] It is one of the tallest residential towers in Charlotte.[77] It is the 14th largest apartment complex in the Charlotte area.[78]
Construction started in December 2016 and the building delivered on May 3, 2021.[80][81][82][83] With 725,000 square feet (67,400 m2) of space it is the 11th largest office building in Charlotte by leasable square feet.[47] As of October 2024 it was 100% occupied.[49]
FNB Corporation anchored building with 156,000 square feet (14,500 m2) of office space, 196 luxury apartments, and 2,300 square feet (210 m2) of retail space. It broke ground in December 2018.[85] The building opened on July 21, 2021.[86]
It sits across the street from the Design Center of the Carolinas and is anchored by Lowe's. Construction started August 2019.[23] It is the tallest building outside of Uptown.[13]

It is the 4th office tower that is a part of the Legacy Union project.[106] The 24-story tower will contain 415,000 square feet (38,600 m2) of total space including 20,000 square feet (1,900 m2) of ground floor retail.[106] Once completed it will be the 25th largest office building in Charlotte by square footage.[47]

22-story 352-unit apartment tower across the street from Romare Bearden Park, developed by Childress Klein. It was sold to Bell Partners in June 2022 for $165 million.[140][141]

The Charlotte Marriott City Center was built as a part of the $120 million 101 Independence Center and hotel project developed by Henry Faison. The hotel sits on the land of the former White House Inn, the site of the vacant hotel was purchased in 1982.[152][153] With 446 rooms it is the 2nd largest hotel in Charlotte by number of rooms.[123][154]
The hotel was previously part of the Blake Hotel, which had 605 rooms. In early 2015 the former hotel completed a $20 million renovation to become The Sheraton with 305 room and Le Méridien with 300. Le Méridien is the 11th largest hotel in Charlotte by number of rooms.[123][159][160][161][162]
The hotel is owned by Hospitality Properties Trust, purchased in 2017 for $44 million. With 300 rooms it is the 11th largest hotel in Charlotte by number of rooms.[164][123] In 2014 a $10 million renovation was finished.[165] The renovation included upgrades to guestrooms, public areas, meeting space, the hotel restaurant, and bar.[166]
$150 million mixed used development by Crescent Communities and CNM Enterprises in Uptown Charlotte. It contains 459 apartments, a 38,000 square feet (3,530 m2) Whole Foods, Home2 Suites by Hilton hotel, and 23,000 square feet (2,137 m2) of additional retail space. Retail tenants include Starbucks, Fifth Third Bank, and a high-end nail salon.[168]
150 room hotel built by Bank of America for $500 million combined cost for 1 Bank of America Center and the hotel. The bank has an agreement with the hotel to cover their losses in order to keep the hotel open.[174][175] Also, bank employees will receive discounted rates.[176]
It was the tallest building in Charlotte when completed. The building was designated as a historic landmark by the Charlotte-Mecklenburg Historic Landmarks Commission in 1992.[178] In December 2024 Charlotte City Council approved a redevelopment of the entire building to become a 245 room hotel.[179]
21 story apartment tower that along with a 6-story building contains 421 apartments. It was developed and owned by Northwood Ravin. The building broke ground in December 2016 and was completed in October 2019. The project cost was $82.151 million, and it sits on a 3.76-acre site in Uptown Charlotte.[181]
The building contains 365,000 square feet (33,900 m2), Ally Financial anchored the building from 2009[184] to moving into Ally Charlotte Center in 2021.[185]
Announced in October 2019 by Northwood Ravin as Ballantyne Corporate Park's first apartment tower. The 16-story building with an attached low-rise building have 212 apartments. The building was part of the early stages of Ballantyne Reimagined.[187]
A 16-story building developed by Portman[26] on a 2.2 acre lot next to the former location of Sycamore Brewing.[189] Foundry Commercial became the first tenant of the building starting on May 16, 2022.[190]
Developed by Charlotte-based Lincoln Harris, located in South Park on a 6 acres (2.4 ha) site behind Piedmont Town Center. The towers were built as speculative buildings, with no tenants signed on prior to construction.[192][193]

Tallest under construction
As of January 2025[update], there are 7 buildings that are under construction, or under demolition, or in site prep in Charlotte that are planned to rise at least 200 feet (61 m).[g][2][3]
The tower will be 42 stories it includes 409 apartments and 25,000 square feet (2,300 m2) of retail.[196][197][198] It broke ground on May 24, 2023.[18] However, vertical construction did not start until December 2023 and it will deliver in the third quarter of 2025. Once completed it will be the second tallest residential tower in North Carolina.[196][199]
It is a mixed-use tower with 300 luxury apartments that will be built on the current site of Tyber Creek Pub. It is being developed by Southern Land Company on an 1 acre (0.40 ha) lot at the corner of Tremont Ave and South Blvd which combines lots 1919, 1923 and 1933 South Blvd. The historic building at 1923 South Blvd., which is part of the land purchased by Southern Land Company, will be relocated to 1829 Cleveland Ave.[201][202] Tyber Creek will be closing on March 18, 2024.[203]
Northwood Ravin is planning to build a 27-story[204] 283-unit apartment tower at the corner of Metropolitan Avenue and South Kings Drive. In 2020 Northwood purchased the 1.3 acres (0.53 ha) site for $2.25 million from J.P. Morgan Chase & Co.[205] The rezoning was approving in April 2021 originally for 330 apartments.[206] It will broke ground in early 2024.[204]
The complex is composed of 2 apartment towers at the corner of Morehead Street and Euclid Avenue with a combined total of 626 units with 6,000 square feet (560 m2) of ground level retail.[210] The 2 parcels that make up the lot were purchased by Spandrel Development in December 2020 for $17.8 million.[208] The project broke ground in May 2022. The 2 buildings include the 26-story tower, Overlook, which will deliver in the 4th quarter of 2024 and the 8-story building, Enclave, which will deliver in the first quarter of 2024.[211] Once it delivers the complex will be the 7th largest apartment community in the Charlotte area.[78]
It is a 26-story apartment tower that will have 365 units that is split between the high-rise and mid-rise buildings located in Ballantyne Corporate Park as part of The Bowl, which is a part of the Ballantyne Reimagined project. The building topped out in March 2024 and it is on track to deliver in October 2025.[214][212][215]
It will be the Wake Forest University School of Medicine Charlotte campus main education tower containing medical school classrooms. The building will be 14 stories, 270 feet tall, with 300,000 square feet (27,871 m2) of space.[216][219] The ground breaking ceremony occurred on January 17, 2023 near the intersection of Baxter and South McDowell. Construction will complete by spring 2025.[220][217]
It is a 17-story apartment building being developed by Aspen Heights Partners, located at the corner of Mint St and Morehead St in South End with 393 units. The 1.4 acre lot was purchased in April 2022 for $16.3 million and groundbreaking occurred shortly after the land sale was complete. Construction will complete in the fall of 2023.[222]

Office tower with 600,000 square feet (56,000 m2)[226] to be developed by Riverside Investment & Development, planned on the 3 acres (1.2 ha) site of the Uptown Cabaret and Midnight Diner at 1111 S. Tryon Street. The entire project will include 2,000 parking spaces.[197][198] The development's groundbreaking ceremony occurred on May 24, 2023. Commercial real estate market conditions will determine the office tower's start of construction. The Uptown Cabaret once occupied the site of the tower, it closed July 1, 2023 and the building was torn down shortly thereafter.[227][20]
It is a 31-story mixed use tower with 565,000 square feet (52,500 m2) of office space, 200 room hotel, 10,000 square feet (930 m2) of retail, and 200 residential units.[230][229][231] The 3 acres (1.2 ha) site is currently occupied by an Enterprise Rent-A-Car location at the corner of Carson and Tryon at 1102 S Tryon St. The developers Crescent Communities and Nuveen Real Estate paid $37 million for the four parcels from different owners that make up the site.[232][233] Crescent Communities applied for building permits with Mecklenburg County on October 14, 2024, although a ground breaking date has not been set.[234] Charlotte's largest law firm Moore & Van Allen will anchor the building. The firm currently occupies 152,000 square feet (14,100 m2) at Bank of America Corporate Center. It is unclear how much space the firm will occupy in the new building.[235]
200 room hotel that is a part of the development Carson & Tryon. The development also includes a 31-story mixed use tower with 565,000 square feet (52,500 m2) of office space, 10,000 square feet (930 m2) of retail, and 200 residential units.[230][229][231] The 3 acres (1.2 ha) site is currently occupied by an Enterprise Rent-A-Car location at the corner of Carson and Tryon at 1102 S Tryon St. The developers Crescent Communities and Nuveen Real Estate paid $37 million for the four parcels from different owners that make up the site[232][233] Construction will start in 2023[198] and complete in 2025.[229]
Office Tower that will be a joint venture between White Point Partners, MRP Realty and Barings with 400,000 square feet (37,000 m2) of office space, ground floor retail, and a rooftop terrace. The building will be near Ascent South End. It will be built on the lot that Walgreens once occupied and the store will be built on the ground floor once complete. Construction will begin in 2023.[236]
379 luxury apartments which are being developed at 200 E. Seventh St., former site of the Levine Museum of the New South. The .7 acres (0.28 ha) site at the corner of East Seventh and North College was purchased on March 13, 2022, for $10.75 million. It will also include 4,000 square feet (370 m2) of retail and 20,000 square feet (1,900 m2) of resident amenity space. The project cost is $170 million. Construction will begin in 2025 and complete in the 4th quarter of 2026.[238][237][239]
Cousins Properties is planning a 200,000 square feet (19,000 m2) office building on a .9 acres (0.36 ha) parking lot. The building will also include ground-floor retail and onsite parking.[240] The lot was purchased in November 2020 as part of a larger $28.1 million deal that also gave Cousins nearby parking lot 1401 S. Tryon St. and 200 E. Bland St.[240][241]
325,000 square feet (30,200 m2) building on a 1.7 acres (0.69 ha) lot located directly next to Suffolk Punch and across from Lynx Blue Line's New Bern Station in South End, construction will start in the second quarter of 2022 and finish in 2024.[243][244]
Apartment tower with 315 units, 10,000 square feet (930 m2) of ground floor retail, and 10,000 square feet (930 m2) of office space occupied by Catalyst. It is being developed by Catalyst Capital Partners and Stiles Corp and it will be built on the former site of Price's Chicken Coop located at 1600 and 1604 Camden Road. It will break ground in late 2024.[239][198][246]
It will contain 244 room luxury hotel,[247] which will make it the 22nd largest hotel in Charlotte by number of rooms.[123] Construction started in February 2018, on hold due to the COVID-19 pandemic's effect on the Charlotte hotel business[248] Will become the tallest hotel in the Southern United States outside of Atlanta upon completion.[249][250] The hotel developer, Salter Brothers, announced in June 2023 the project is back on track. Construction will start in summer 2024 and complete in mid-2026.[247]
Washington, D.C. developer Akridge and Virginia-based property management company Kettler are developing a 31-story 450 unit apartment building on a .9 acres (0.36 ha) lot. The building will also include ground level retail, a resort style pool, fitness center, and co-working space. The companies purchased the lot on December 20, 2022, for $13.5 million. It is currently occupied by businesses Modern Man, Savvy Seconds Consignment, Fresh Nails, Lucky Fish and Destined To Make It.[251] It will break ground in 2024.[252]
It is a 24-story office tower that is being built as a part of the Brooklyn village development phase 1. This is 1 of 2 office towers totaling 531,600 square feet (49,390 m2). It will be built upon a 5.75-acre lot that was previously occupied by Bob Walton Plaza at 700 E. Brooklyn Village Ave.[253] The land sold in July 2023 for $10.3 million. In September 2023 the demolition of Bob Walton Plaza began and construction will complete in late 2026.[254][255]
It is a 16-story office tower being built as a part of the Brooklyn village development phase 1. This is the second of 2 office towers totaling 531,600 square feet (49,390 m2). It will be built upon a 5.75-acre lot currently occupied by Bob Walton Plaza at 700 E. Brooklyn Village Ave, which will be made up of 6 parcels.[253] The land sold in July 2023 for $10.3 million. In September 2023 the demolition of Bob Walton Plaza began and construction will complete in late 2026.[254][255]
Mixed used building with 250,000 square feet of office space and 20,000 square feet of ground retail that will be developed by Lincoln Harris. It will be built on the 3.65 acres (1.48 ha) site that the Regal Phillips Place once occupied.[258] The movie theater's lease ran until the end of 2025. Therefore, construction of the new tower was not planned to begin until after the theater's lease expires.[259][260] If built it will be the tallest building in South Park.[261] The Regal Phillips Place closed on October 16, 2022.[262] The building was demolished in March 2023. However, Lincoln Harris has still not released a timeline for construction.[263]
Cousins Properties is planning a 2 building 700,000 square feet (65,000 m2) mixed use complex at 200 E Bland; where All American Pub, Hot Taco and Slate are currently located. The complex will include a potential 300 multifamily units, retail and office space.[241][200] The lot was purchased in November 2020 as part of a larger $28.1 million deal that also gave Cousins nearby parking lots 1401 S. Tryon St. and 205 E. Bland St.[240][241][264]

It will occupy a 2.4 acre lot that was purchased in December 2020 for $18.7 million that was composed of 3 parcels 242 Tremont Ave., 306 Tremont Ave., and 305 Dogget St.. The lot is currently vacant, the previous industrial building have been demolished.[265][264]
Cousins is building a 305-unit residential tower on West Tremont across from the Common Market. The building will also contain 18,000 square feet (1,700 m2) of ground floor retail and the building will sit on podium parking. It will occupy a 2.4-acre lot that was purchased in December 2020 for $18.7 million that was composed of 3 parcels 242 Tremont Ave., 306 Tremont Ave., and 305 Dogget St. The lot is currently vacant, the previous industrial building has been demolished.[265][264]
Highwoods Properties Inc. in May 2022 purchased the lot across the street from the Railyard for $27 million. Currently occupying the site is a low-rise building containing an ABC store. A mixed-use building with 300,000 square feet (28,000 m2) of office space and 250 apartments is planned.[266]
Pappas Properties is a planning a three building development in midtown that is the final phase of a multi phase development in the area. The three building includes a 275 foot apartment tower with 425 units, 150-room hotel, 100,000 square feet (9,300 m2) of office space, 35,000 square feet (3,300 m2) of retail on a 2.2 acre lot.[267]
